Landlord fees

Lettings (tenant find)	One month’s rent including VAT. Covers photography, listing on Rightmove and Zoopla, viewings, referencing, inventory, tenancy agreement, deposit protection and Right to Rent checks.
Full management	10% of monthly rent. No admin fees, no hidden charges. First month free when our lettings service is used.
Sourcing and refurbishment	Quoted per project in writing before any work starts.

Tenant fees

Under the Tenant Fees Act 2019 we do not charge tenants fees for setting up a tenancy. Permitted payments are the rent, a refundable tenancy deposit (capped by law), a refundable holding deposit (capped at one week’s rent), payments for changes to the tenancy you request, early termination costs you request, and interest on rent more than 14 days late at the rate the Act allows. Utilities, council tax and similar remain the tenant’s responsibility where the tenancy says so.

Complaints

If something has gone wrong, email info@betterhomesne.co.uk with "Complaint" in the subject line. We acknowledge within three working days and give a full written response within fifteen working days. If you are not satisfied after that, you can refer the matter to The Property Ombudsman, which is free to use.

Investment information

Nothing on this website is financial advice. Property values and rents can fall as well as rise, refurbishment costs can change, and a refinance depends on a lender’s valuation at the time.
