01 What we do
Property sourcing
Our sourcing team is made up of experienced property professionals. Between them they have spent more than twenty years building relationships across the industry, and those relationships bring us opportunities that never appear on Rightmove. We source across Tyne and Wear and the wider North East: Sunderland, Washington, Gateshead and Newcastle, and into County Durham.
That creates unique opportunities, which we package up and offer to our clients. A packaged deal is not a link to a listing. It is a property we have stood in, assessed and priced, with the numbers laid out so you can decide quickly and with confidence.
If a property does not stack up once we have seen it in person, you never hear about it. We would rather pass on a deal than offer one we would not put our own money into.

Where do your deals come from?
From relationships our team has built across the property industry over more than twenty years. Many opportunities reach us before they are marketed, which is why they can be bought below market value.
What does below market value actually mean?
A property bought for less than comparable sales in the area, usually because the seller needs speed or certainty, or because the condition puts other buyers off. We show you the comparables so you can check the claim.
Will I see the property before I buy?
You are welcome to. Every property we offer has already been visited by our team and filmed, so you can see it in full even if you live outside the North East.
Do you charge a sourcing fee?
Ask us. Fees depend on the deal and whether we go on to refurbish and manage the property for you. We will tell you the number before you commit to anything.
How quickly do deals come up?
It varies. Good off-market deals do not run to a schedule. We would rather offer you fewer deals that work than more that do not.
