Refurbishments

Property refurbishment in Sunderland

An under-market-value property is a great start, but they usually come in poor condition. The refurbishment is where a deal is won or lost, so we take complete responsibility for it.

01 What we do

Refurbishments

Most below-market-value properties need work: dated kitchens and bathrooms, worn decor, old electrics, sometimes damp or structural issues. The refurbishment is not optional, and it has to be accurate. Get the budget wrong or the work wrong and the numbers stop working.

Better Homes takes complete responsibility for the whole process: budgeting, executing and managing the refurbishment from strip-out to sign-off. Every project is run by us, using qualified, reliable and trusted contractors.

You get a written schedule of works and a budget before anything starts, updates while the work is under way, and a property that is finished, compliant and ready to let at the end. EICR, Gas Safe certificate and EPC are completed before handover.

02 Why it matters

Where a deal is won or lost.

The purchase price gets the attention, but the refurbishment decides the result. An underestimated budget eats the profit. Poor work fails a valuation or a tenant. A job that drags on costs rent every week it runs.

So we price it properly before the deal is offered, we run it ourselves, and we only use contractors who are qualified and who we trust. One company is accountable for the budget, the standard and the timeline: ours.

Reviews

What landlords say.

  • Gordon is the most straight forward guy I’ve come across. He did my entire refurb, found tenant, sorted out literally everything before I had even seen the property. Always available on the phone, clear communication, all of which is so rare to find in the species of builders! I wish this guy was in my area as I would trust him to renovate and manage properties in my city!

05 Questions

Straight answers.

Who does the work?

Qualified, reliable contractors we trust, managed by our refurbishment department. We are responsible for the budget, the standard of the work and the timeline.

How do you keep the budget accurate?

The refurbishment is assessed in person and costed room by room before a deal is offered. You get a written schedule of works and an agreed budget before anything starts, and we tell you straight away if something unexpected comes up.

Do you only refurbish properties you sourced?

No. If you already own a rental that needs bringing up to standard, or you have just bought one, we will survey it and give you a written scope and budget.

What does under 12 weeks cover?

A typical two or three bedroom terrace from keys to tenanted, including the strip-out, full refurbishment, certificates and letting. Bigger jobs or structural work take longer and we say so up front.

Will it be compliant?

Every handover includes an EICR, a Gas Safe certificate and an EPC. Deposits are protected with DPS and tenancies set up with Right to Rent checks.

Got a property that needs work?

Newly bought or an existing rental, we will survey it and give you a written scope and budget.
